Central London and surrounding areas have been primarily stocked with Georgian, Victorian and Edwardian properties. The majority will be ideal for loft conversions and we have converted lofts in many of the boroughs: Wandsworth, Lambeth and Hackney to name a few.
The styles of conversions range from L shape dormer to mansard conversions on old London roofs. Unfortunately there are many conservation areas that are very restrictive when it comes to loft conversions and planning is automatically required in these areas. Loft conversions in London are a much needed solution to the lack of housing in the city and some conversions can provide independent accommodation sold as penthouse or studio flats which provide a great financial proposition for the freeholders.
Loft conversion guidelines vary from one borough to the next. If you living in Wandsworth borough and wish to convert your loft and require planning permission, it is highly likely that you will be granted permission for a conversion such as an L Shape Mansard which could not be done under permitted development due to lack of available volume. A neighbouring property in the next borough (Lambeth) would not be permitted such scope under planning rules and therefore the only option that is really worth pursuing in Lambeth would be through the permitted development route if that was an option.
As many of the larger properties have been converted into flats they automatically require planning consent to convert the loft space and not a viable option. It is unfortunate that each borough in London and up and down the country has its own guidelines and rules when it comes to London loft conversions. Many of the properties in boroughs such as Wandsworth that have been able to maximize their conversion potential have enjoyed a substantial uplift in value as a result.
